@Raymond Santos buyers agreements are common practice for RE Agents. Before signing agreements I would set the bar as far as what your criteria and areas of interest are as far as buying. I would also a look the agent up and call and research reviews that have done business with the agent to get a feel of what other investors have to say about that particular agent. Always do your homework on someone and never assume they are good at what they do, set expectations and find out how he plans on find the right properties for you.

Whats up BP Community! I am actively searching for Duplexes/MultiFamily to Buy! Location of interest are Turlock,Ceres,Modesto,Oakdale,Ripon and Manteca California. MLS, Zillow, and Redfin have been the current sites for listing I have been searching.I have been approved through a local lender for up to $400K Standard Loan for financing. If you know someone who owns a Duplex/Multi-family property and wants to sell And refer the individual upon me closing I will offer a finders fee referral cash amount to the individual!

@David Song I haven't been able to come across any cash flow properties yet the residential properties are negative in cash flow are including all the expenses. 2b/1b are going for 240,000 and $3b/2b are going for $265,000-300,000 inventory is not lasting longer than 2-3wks. I figure skip I skip the SFH and jump to a duplex or Multi family because if i get the other spots rented out I qualify for a higher property price and can still take a win on not paying a full $1300 to a monthly landlord. Multi family I will pay roughly around 900 and the ten

And I appreciate the reply back to the post I'm now searching for a multi family on the MLS and off market properties to house hack I agree 100% with you it's either pay a landlord or pay for your own place. I figure if I offset the mortgage I will still come out of pocket for some of the mortgage expenses since cash flow in California around me is hard to find but I will be additional saving instead of paying my usual 1300$ rent payment each month.
