What's up BP Community! I inputed an analysis on a Duplex property in my local community as a prospective House Hack to owner occupy. I know the cashflow shows a Negative $800 dollars but 800 dollars for me to pay out of pocket will still offset my living expenses in which i am currently renting a 1b/1b apartment for $1,400 dollars every month. I will drive to view the property and analyze the neighborhood more in depth if its decent i will put an offer on this duplex! View report

I just joined a zoom video yesterday with Zach being the speaker. I wasn’t interested in the zoom call, doesn’t seem like it brings true value like BP in my opinion. But definitely do your homework before researching is a must. Good luck!

@Chad Duncan seen the forum you posted, 6 years later i am curious how the Driving for dollars worked out for you and if it was worth the time pursuing distressed properties? Reason i am asking i am currently D4D in my market and trying to compile a list to write letters/cold call property owners. any suggestions knowing what you know now having experience with this? take care best of luck!

I have a question? Does anyone have a forum, article of some sort that breaks down owner financing, deeds,etc. I am d4d looking for distressed properties and would like a better understanding of many ways to structure a deal to benefit so the both of us to make a win win in the deal.

@DJ Dawson first of all I appreciate the response back To the forum, Great advice! Came across a duplex last month where an out of state seller did not want to sell the property without the tenants being in place, so we had to walk and at the time it did not make sense to someone so new like myself? But after reading your post last night it really hit right on the nail why a seller would not want to go through the mess during Covid and all the moratoriums that are happening.  I appreciate your advice I will PM you! @Natalie Schanne Whoa! That was some good advice you gave. So I have already been approved for a 2 unit property @2.75% and while I was approved I shopped around for renovation loans and was approved as well with a 3.5% different bank I was told interest rate was a little higher due to renovation loan. to be honest I never considered doing a renovation for a SFH Due to me being told by a realtor that the renovation loan during a sellers market would not be wise choice and sellers would run but I definitely see your point with a foreclosure and able to gain equity fast. I will definitely consider all options and I really appreciate your time and in-depth info you gave Natalie!
