A interesting topic! I've used it for my listings with decent results. If anything, it worked better for lead capture. So I'm guessing that it would be great for listing your deals. 

The other side of the coin, sellers, may be a bit tricky.

Hi Catherine!

The posters above are correct, call animal control ASAP. Besides that Ohio has an abandonment rule that could be quicker than the eviction process.... depending on your court date and actual set out date.

A general rule of thumb is to think about all parties involved, especially the end buyer. It's tough since you cannot run a "typical" formula for each situation because some buyers are able to get portions of work finished cheaper or do it themselves....Here are some sample numbers for your average buyer (profiting what they have into repairs):

After repair value = $100,000

Minus repairs - $10,000

Minus fees, closing costs -$5000

Minus your fee - $10,000

Minus rehabbers profit - $10000

Maximum Allowable Offer = 65k
