Russell Brazil your answer to his question is to hire an agent? Totally not helpful! I too have experienced this nonsense with agents and have even caught them in the act of doing this without any other offers....No way I’d hire an agent when I know they are being shady a good deal of the time. Buying/selling real estate is not that difficult of a process....
If you use the hacks from Lowes or HD to install your water heater, you get what you deserve when an issue occurs. Licensed or not, they suck...at least around here! Also, parts for those low end heaters are sometimes hard to find...just keep it in mind. Lowest bid is NEVER the best idea....

I absolutely HATE any cost/sq ft numbers. They are inaccurate, deceptive and completely misunderstood. If people ask me about this, I reply with “How much is a new car?”....it’s a terrible way to approach any new building setup.

Higher quality cabinets and new appliances.....refurbished isn’t going to save you any money in the long run. Buying a whole package is cheap when buying at the big box stores....negotiate a little and you’ll be even better....you’ll get a better quality tenant even if you don’t get a ton more rent, which to me, is priceless. Good luck

I replace the whole set any time any appliance goes bad and is over 10 years old. It keeps the place current and you can get great deals on the whole set. Throw in that you can sell the used units and it’s a no brainer for me. Replace them!

Gareth Fisher great post! I see a lot of what you said in my market as well....especially shady realtors, horrible wholesalers and the corner cutting and hacking that is done to turn a profit. Hang tight and do your thing...I was able to quit my full time job to chase this thing with passive income but it’s definitely not easy...best of luck!
