@Laura Williams if there is gas to the unit, your best bet is a gas furnace in all units billed to the tenant. Electric is the absolute worst. Good luck.

I use Congoleum Carefree from Menards (very similar to Allure, but I like it better...and despise Home Depot!) and buy it by the skid when it goes on sale. It’s been very durable so far. I install myself, but I’ve done it for other people as well for $2-2.50 per sq ft depending on what is required.

@Adam Karr I don’t mess with used. Ever. Appliances are cheap in the grand scheme of things and tend to get better tenants with new stuff. Also can get great package deals around Black Friday and it’s worth it...good luck.
Get rid of the carpet....yesterday.

We use quartz exclusively as granite is high maintenance. May not matter on a flip....
