So if the investors in your area have the mls wired, maybe contact them directly and ask them how much they would pay for your house? So instead of you just making you're 5k,10k per deal maybe he says they'll pay closer to retail without you even giving a number and you end up making 20- 30k? If you don't ask you, you never know.

Just assign it, don't make it more complicated. Keep everything on the HUD so theres no surprises down the road. Always get your money at escrow. Who knows when your buyer is going to pay you... He might say, I'll give you your money after I do the rehab and sell it 5-6 months later.

@sam 240sx! Nice what did you have in it? R32,33,34? I looked forever to find a good body but everything I saw was rusted out. I ended up getting a 200sx se-r and naught a front clip of a Nissan pulsar gti-r from Japan. Im sure you know what that is but if not look it up! Amazing engine! I now have a 2001 s4 as my DD. I like all s4's but I like the 6 cylinder bi-turbos better. Cheers!

I've never wholesaled a short/reo so I'm not sure how the process works but I would try to find a cash buyer, less to worry about.

Brandon, the game is volume, supposedly 80% of deals do not come from the initial letter its the follow up... The 2nd -----7th. Hit absentee owners and frc's over and over. Everybody's area is different.

Forget bandit signs unless you're hurting for money. Use direct mail and focus on 1-2 aspects of marketing, hit the targets over and over instead of waiting for a bunch of fsbo's to waste your time being under water trying to get retail price... The time and money wasted on bandit signs = driving, gas, hours putting up and hours taking down, this business is based off of #'s. there is a reason it's called direct mail... Because it directly communicates to the seller.

Why waste time with code violations and tickets and blah blah blah. Bandit signs might work in some areas but if you have to take them down every weekend then your wasting your time, BIG TIME!!!

Jason Grote Supposedly 82% of revenue come from the 2-7th contact with the prospect in any business. How many companies have we dealt with through out our lives that have never followed up after we purchased something from them? I'm guessing 99%!!!!! So call every single phone # back NO MATTER WHAT!!!! You never know what they are thinking. That phone call could be worth thousands! ;)
