Implementing new strategies..

I plan on touching on a couple different things, so please bear with me.

1. I recently sent out about 110 letters(leads were obtained via usleadlist), regular postcards, with the typical " My name is etc, I'm an Investor in the local area looking to buy... " heading. I believe my mailings hit their targets Fri. Thus far ,I've only received 1 call from a non motivated, not selling prospect.

This tell me I need to refine some of my marketing tactics.

This also tells me I need to take more action.. So I've decided to step it up and go door knocking to pre-fore. leads in my area using one of the listing websites ( specifically for Houston. Any and all advice pertaining to this new plan would be very much appreciated.

2. Once your mail has hit its designated target, how long on average do you wait to begin marking it as an unsuccessful campaign, or atleast follow-up prospects.

3. Besides Listsource, what are some recommened list services? Or is choosing the list source not as important as I've been told it is? I'm following up with every call that comes in and planning to hit more categories as this first mailing targeted Absentee owners mainly. The next one will be for pre-foreclosures, and Inheritance.

First, definitely listen to everything Jerry says above...I've learned LOTS reading his marketing posts...

To add to it from my very limited experiences:

- Generally, the bulk of our responses come within 48 hours of the letters hitting the mailboxes of our targets. After 48 hours, the calls trickle off.

- That said, our first campaign was about 5 weeks ago (1000 letters), and we've gotten two calls from that campaign in the past 7 days, so it is possible that you'll get more calls even after several days have passed.

- The most motivated callers tend to be (from what we've seen so far) the ones who call immediately and the ones who call weeks after the mailing. The people that call a few days after the mailing are "just getting around to it," and don't seem overly motivated.

- Definitely play around with your marketing copy. We've found that some campaigns do MUCH better than others.

- 110 letters is a very small sample (as is my1000 letter campaigns). It may take a while to figure out what is working and what is not. Keep at it!
