Investors - in your opinion, which area in Nashville/Middle TN has the most opportunity for investors currently?
Clarksville has the rental community, Murfreesboro has the MTSU rental community, tax opportunity zones are all throughout downtown, North Nashville is growing, the market is hot - where are YOU having the most success?

In my opinion (and as a resident of M'boro), the Middle TN area is primarily a flip to retail play at the moment. The prices are too high to typically meet a 1% buy and hold rental strategy. That said, there are flips to be had if you want to find various types of distressed and flip to retail.
