 I've been lucky enough lately to meet local forgien investors here in Tokyo.  Apparently there's a large community of us and many of them are not on bigger pockets.  If I have any questions I'll most  definitely keep you In mind.

Welcome to bp.  I would love if you share any insight to the market.  I'm in Tokyo currently and looking forward to diving into my local market.  I get mixed reactions with local investors about this market. However I will be meeting with a fellow American next week that got his start here in Japan, and found some crazy loophole to allow him to invest in the states, with very low tax obligation... I'm excited to hear any success, and or failures you experienced so far.

I agree with Travis, it's a scary notion to let people in without paying, unless you have some assurances.  Back in 2007 when stuff was hitting the fan. I was house hacking and renting the rooms out to help pay for college.  I let the guy in  without a deposit and not adding that condition to,  to the lease.  mainly because I was desperate to get someone to fill the room.  Long story short this guy gave me lots of excuses, never payed other then the first months rent,  live there for three months and bailed.  Order for me to do this again the guy basically has to be: in every other aspect. And I'll have you have to put

im always glad to learn from others mistakes, and from the sound of it you did ok. No money lost just time.  but it might have been better to be more open with the seller. if she had a better picture of what was going on then it would have been an easier process overall.  IE going back to negotiate price,  the lock box, and definitely less freaking out.  Also i think you're right about the importance of being there for the showing, not only will you get the experience of selling the place, but you will also be getting valuable input from other potentially more experienced investors.
