I though about investing here, but recently decided to change my mind.  It's generally a cash buyers market. the land is what it holds the value not the home.  After about 20 years the homes generally lose 60% of the value, and the owners don't mainrain them either because they are considered as disposable.  The lending situation is difficult too.  As a forgeiner your forgein credit score means nothing here, and they are hesitant to lend to non japanese.  If you have a permanent residence Statius it becomes a lot easier, but generally for a primary residence only.  Once you have established credit, then you can get a loan for the entire house plus the tax's (primary residence)  at generally 1-1.25%.  There are a lot of company's here that can help you find property's but be carfule about where you buy.

Yokohama is very far for me, I live near yokota AFB.  I'll have a hard time getting to Yokohama in time enough for a meeting, and I'll have to pass this time. Sorry

 Sorry for the long delayed response, I've been away for little while. Thursdays  in general are very good for me, but I'm very busy until I come back at the end of September.  I would love to see this group grow but it's very difficult for me to attend if it's not something on a set day of the month. As an example every other Thursday or even the third Thursday of every month.  that way I can move things around and I can be more flexible with business schedule.

there is a  group on meetup already.  I tried to contact the organizer about a month or so ago, but with not luck.  

  The last location was great, I'll be OK with anything as long as it's not more than an hour and 15 minutes from my house.
