@Masud Khan Cleveland without a doubt if you are a cash buyer. . Double digit net caps are to be had ( 1.5 - 2% rule ) . Its all about knowledge,

@Kishun Barker if you are not cash in the Cleveland market you are not going to get a good deal. So simple refi an get your money back, then do again.

@Ananeya Abebe why do you need a realtor that is not where the deals are ? Also SH, NO ! Taxes and pricing much to high, and do not even get me started on the inspectors,,,,,,,,

@Jeff Wong AZ is not the place for high ROI on rentals. There are others areas you can get 10% ++ net caps..... Its all about knowledge

@Jake Ernst 1st mistake, why are you dealing with a realtor to find investment props, they have nothing ? 30 props , I cant blame the agent total waste of time. . I have done 100s and 100s and 100s of deals used an agent about 10 years ago. Simply go to a REIA / network, you should be able to get deals.

@Kingsley Okwerekwu Stupid, !!! You need a team on the ground protecting you. DO NOT buy anything without having someone walk through for you . They show photos of what they want you to see .
