@Dan Powers yep, happens to me weekly. I have a great cash flowing property. They know nothing about the area, repairs,or who the actual owner is , total waste of time,,,,,,,

@Dan Powers I love this new BS term " wholesaler " . Some guru said it at a seminar and now everyone is a wholesaler. Back when I started we called it flipping a contract . 99.999% are full of baloney . They search online for deals , find one, market it up send it out and call themselves a wholesaler. Meanwhile they do not know anything about the area, or the property. I have been told Bob I have a great deal, Im dealing directly with the owner, really ITS MY PROPERTY, they cant delete/ hand up on me fast enough. YES I wish they would make it mandatory for licensing, it would clean up this biz and get rid of all the clowns,

@Kenneth Hynes I have done 100s and 100s and 100s of rehab for rentals, save the floors for when its time to sell to a new owner that may want to live in one of the units. Carpet the floors,

@Jason P. 16k I assume its is in a terrible neighborhood, and needs repairs ,  do you have  any experience in that area ?  Also why are you buying props out of state without a team, HUGE HUGE mistake. The realtor is NOT your " team " . Do not buy it without having people you trust look at it .

@Jeff Plotkin all do respect this mistake is on you. You really need to know your numbers,( unless the appraiser is clueless as your property sounds like it has newer items ) ,,, Now you have no choice but to hold them for rental income and prey they go up in value.

@Alex Craig I do not buy into this class that everyone  uses,A B C,  Everything starts with a B as you cant make money in A ,that is where you and I would live. So starting with B, these are B C areas, BY NO MEANS terrible areas, just working class . I have seen pricing more then double over the last 5 years in the areas we have purchased / recommended ,

@Ashley Pinnell why would you want a RE license to flip properties, not a good idea
