I run a MeetUp along the I-84 Corridor called the I-84 Corridor MeetUp.

I'm sorry that you could not find these or any if the many others in the Mid-Hudson Valley.

Business credit is wise. It is for the business

Personal credit is a function of personal indebtedness and often corresponds to an inability to manage $.

As someone suggested, do both. One for each circumstance.

With using a self-directed IRA, you cannot do any of the property management yourself. That is violet has of IRS regulations. In other words, you cannot pay yourself to do work, nor any entity in which you have an interest.

Check on rents. I may recall, incorrectly, rents must be plowed back into the self-directed IRA and cannot go to you. Check with your IRA custodian.
