The MeetUps that I host are in diners. We are not charged for the space. We only pay for consumables, especially since they begin at 7pm 'til 830pm. The diner makes midweek money and we get a grateful host.

1. Addressing only the hard money solution possibility, as a lender I do not lend on owner occupied properties. I will add that I am not the exception to any rule.
2. Why not speak with a mortgage banker who knows the money market business instead of an agent who knows a market of homes.

Month to month is a tenancy.
To rid yourself of the tenant you'll need an eviction.
Regardless of the Fed CDC moratoriun, NYS also still has an eviction moratorium.
It's not great news.

A forebearance is an agreement, but it does not modify the mortgage. Therefore, it is not recorded. A modification should be recorded, because it modifies the prior filed mortgage.

What is a closing cost? It is bank fees only or is it all apsects involved with the closing including title insurance, paid up taxes, transfer taxes, attorney fess to your attorney and the bank attorney, home owners insurance, credits to seller, points?
