Rami, I would agree with Eric. $150,000 for a four-plex in Chester County is a pretty low price. There are many different sections with many different neighborhoods and areas that you may or may not want to invest in. If you feel comfortable sharing more information either with this group or privately, I’m happy to give you a more detailed response if it’s an area in southern Chester County. Good luck!

Rick, I mean add a specific line on the lease (renewal or next new tenant) that shows, “water service $x”.

If costs to split the meters is prohibitive, consider adding a water fee line item into your next lease. Even a small fee may encourage the tenants to be more thoughtful when they use water.

QuickBooks Enterprise version allows you to scale and eventually outsource to a bookkeeper. The live support is usually very good.

Why even go there? Many agents would be happy to sign a sales agreement for a shorter duration.  Let your current agent know what time you are willing to list for, and if they won't do it, move to an agent that will.

@Tj Hock, I would be most interested in cost, reliability, and what the job looks like when you’re done. As an investor and property manager, if you proactively offered advise on how to cost effectively improve a property, that would be a bonus.

@Brandon Turner, they may make you bring the house up to code with a change of ownership, which could make what looks like a solid deal into a less attractive one.
