Neil, I am in SE part of PA.  Kennett Square.

Natalie, I like the basis of your letter and how you urge your tenants to work with you in advance of their inability if they cannot pay you on time.  This will also will allow you to make plans and speak to your creditors if necessary.  Your acknowledgement of the situation that is totally out of your tenants' control is commendable.  Let's hope creditors will be as reasonable as you are.  

It will be an interesting first few days of April...

@Jess White I require tenants to have the funds deposited into an account and cleared by the 1st of each month as agreed in the lease. I let them decide how it gets there, my only concern is that it is there and cleared.

Kennett is a very hot market right now, and for the last few years. Prices are pretty high for investors and CAP rates are not too exciting. Contact me if you have questions.
