Cozy Property Management App

Has anyone used the free Cozy app to manage a rental property? And if so, what pros/cons did you experience? I will be managing my own rental for the first time in a couple of months, and I'm on the hunt for a good, user-friendly property management app to use.

@Gia Broussard I started using Cozy a month ago for a duplex we just purchased. So far, I've loved it. It's free for you as the landlord and makes money by charging a small percentage for credit/debit card payments from tenants. They also make a little through credit/background checks. 

Tenants can pay rent directly from their bank account, debit, or credit card. If they pay on the 1st, then you'll typically receive rent by the 7th. The rent is directly deposited into a bank account of your choice.

I haven't used the credit/background check feature since both units already had tenants. Collecting rent is a breeze. You can automatically set up late fees for tenants, send them copies of their lease, request their rental insurance policy info, and more. I also keep a list of all expenses for the property there - which will be handy for tax season next year. Tenants can also submit maintenance requests and you can message back and forth via Cozy on the progress of the request. It's great.

As far as cons, the only thing I wish they would add is an app for Cozy. It's easy to use the website on your phone since it's mobile-friendly, but an app would be great as well. Other people who've used it longer than me can probably think of other cons :) 

In short, I don't think you'll be disappointed with Cozy!
