Matt, I am in  Southern Chester County and involved in both buy and hold and flips.  My primary market is the Kennett Square and Chadds Ford areas.  Prices are high, even for houses in tough shape.  I would say we are in more of a sellers' market. It is expensive to get in and there is a fair amount of investor competition and people looking to move into the market.  The schools are very good in both areas.  Conversely the rental market is strong and if you can purchase and renovate a solid property, the returns are reasonable.

1-The numbers-does it make sense. What is a good deal and when to walk away. 2-What the improvement/renovation costs will be. 3-An honest assessment of the market-resale and rental. 4-A commitment to stick to it and make it work.

Matt, congratulations on your deal!  As a fellow renovator and investor in nearby Kennett Square, I would make sure you budget for and retain cash for ongoing capital repairs.  Old houses continue to need repairs.  Good luck!

Kurt, sounds like a strong deal-congratulations.  As long as your credit is solid, you should be able to interest a local bank with an interest in real estate.  Try Fulton and WSFS.
