Mobile home owner gets evicted from park- what happens to his trailer?

Question

I just bought a single wide in a fantastic park.

I know people say to stay away from 55+ parks...but I love them. Largely in part because old people love gossiping and watching everything so I know it's safe...and I get lots of good leads.

Yesterday's gossip was the owner of the  double wide across from mine was being evicted.

What happens in this situation? I'm assuming the owner of the mobile has a certain amount of days to either move or sell the home?

Any one have input or experience here?

There certainly is in Tampa Fla. !! i had called this lady reguarding her selling a 4 year old double wide .The price seemed very good So the wife and I decided to meet her and take a look at it

She had said there was an entry gate and an exit gate pull up to the entry phone dial my lot number and I will open the gate for you . I'm thinking this is unusual for security in a mobile home park . She had also told me this is for 55 + owners / tenants . No problem I'm thinking so we drove in the unit was like the 4 th one in on the right . I am debating with myself if I should take my brief case in at this point or Not .

All of a sudden I hear " You must be the Baldwins Come on out of the car " instantly the wife says close your eyes and stay in the car .Not knowing what was going on I looked at the wife then looked at the lady 70+ years old standing BUCK NAKED !!! While my wife is NOT PRUDISH she has her Limitations !! Sensing that perhaps something was NOT right she gets out of the car tells the lady she forgot to get dressed . Oh no Deary didn't you know this is a Clothing Optional Park ? well I 'm sitting in the car Somewhat covering my eyes I responded back You never told me that and I never asked " ??!! She thought everybody knew .

The wife said to her Let me walk you back inside and I will take a look at it also turning her head to me and saying " YOU !! STAY IN THE CAR ." So the wife takes the grand tour comes back out to the car telling me it is in great shape and the lady told her she is willing to negotiate on pricing . Probably a good investment . So I start to drive away go around the corner and there was 2 couples taking a walk Very Friendly people so they ask " Are you looking for someone ?" No I said we had just stopped to look at MS Carols Home and I was checking out the Volleyball / Badmitton Courts " LOL The wife saw NO Humor in that We drove out of there and she never said a word for about an hour . Finally saying " I don't care if you can buy it for one dollar This deal Ain't happening Deary !!

Maybe I should consider starting a new list with various OPTIONS !! LOL

Now...I don't really wanna see naked old people...but you said the mobile's in good shape and I'm blind. I'll just park. Take off my glasses- and take a tour.

If there's a deal I'll make it work- Aint no shame in my trailer game.

Thank you! That's kind of what I've found- that the owner has 14 days to "claim" the mobile and if they claim it they need to remove it in 21 days...but this home is too old to be moved safely. So perhaps he will sell it to me rather than just losing it is my thoughts.

I'm not sure if there is back rent. From what I understand he's being evicted for getting drunk and running around naked. Which is priceless.

Perhaps he was confused and thought he was in the "clothing optional" park, instead of the 55+ park.

I love finding these situations!  In most states the people being evicted will have about 30 days to sell.  I try to get with these sellers right away and let them know who I am, and that I am a cash buyer that buys to move to my location.  They usually LOVE this if they are being evicted because they hate the park at this point.  The good news in your case is that I doubt there is much back lot rent due because they are NOT being evicted for non payment!!!  The seller is definitely motivated here and should be happy with anything.

In my experience with Mobile homes in my market and price range, most people being evicted are giving up their trailer in lieu of the back rent owed to the park.  Sometimes they will go to a sheriff sale and then the park can buy the trailer back if someone doesn't purchase the mobile home and pay the back lot rent owed.  That is just my area and trailer under the 15K price range that I deal with.

A friend of mine who bought a single wide in Skyhaven Estates, Apache Junction, AZ for $6500 5 months ago planning to live out his retirement(actually disability) years there is evicted as of TODAY.  He has it listed on craigslist for $5500 but has no solid takers and is planning to just walk away from it but I find it disgusting that the park will benefit from an unfair eviction (though the judge ruled against him for breaking park rules).  How can I find a buyer for him instead as soon as possible? Is there such a thing as real estate brokers for trailers?  He wants to fly out of Arizona this week.  Or should I buy it as an investment? Will it be hard for me to rent it out long distance (is there such a thing as trailer home property mgrs?). I live out of state. He says he will sell it to me for $2800.  Next months lot fees and the last months utilities need to be paid which is another $1k a good deal or not?  Seems like a good deal since he bought it for so much more but then again, I think he might have been the only interested party at the time so maybe he overpaid.

Very Quickly > My parents use to go down to Sarasota for 3 months every winter this is back in the early 50's  Ringling Brothers was still based out of there at the time . We had stayed at my Grandmothers house . I recall on her street Wisteria Drive there were a lot of kids !!
