Chris, welcome to BP. There is an investment club meeting next Wednesday in Falls Church called Caza Falls Church. I'll see if I can find a link and send it to you..

Hey, Jeffrey. Thanks for the note. Yes, for the near term we will be looking to stay local (DC Metro). Once we hit critical mass in terms of portfolio under management we look to expand our boundaries, but first things first. Good luck, I am sure you will do great..

At Walnut Street Finance, everything we do, we believe in disrupting the status quo. We believe real estate financing for the local builder/developer is too hard and not fair. At Walnut Street Finance, we "level the playing field" for local builders/developers seeking financing for their projects. We provide private funding for Real Estate projects in the Washington DC Metro area from $400k-$2 M. Call to apply today!!

In the past I founded a company that helped source funds for investors, builders, and developers. Eventually that morphed into full fledged consulting company that served as a bridge between project developer and lender. Both parties spoke different languages- the lender spoke ROI, ROE, WAC, discounted cash value, etc. while the project developer spoke excavation and grading costs, the price to import and compact soil, installation of curb and gutter, etc. They were in the same industry but one spoke English and the other was speaking Spanish. My business eventually managed 25 projects throughout the Mid-Atlantic and Southeastern United States that was worth a retail value of about $180 million.

Now I am a direct private lender funding projects from about $400k-$2 million principally in the Washington DC Metro. I am able to utilize all of my previous skills yet can now directly provide capital and help investors/builders/developers grow their business and increase profitability.

Hi, Kristina. Welcome to the BP Community. We are happy to have you..

Certainly seems that Petworth is a over amped as far initial strike price for acquisition and reno. Certainly places a premium on budgeting and timing for making improvements as margins are certainly squeezed. North Arlington and Falls Church markets still seems quite strong but I am certainly seeing an oversupply of tear downs in Vienna Woods market. Lat count showed 13 newly completed tear downs on the market (including those u/c)..

I would certainly be interested in attending the next function. Have any dates an locations been announced?
