Hello BP!
I’m an active duty military member, currently living in Northern Virginia, and I recently found the BP podcast and website.
My wife and I own one rental property, a townhome in the Franconia-Springfield area, which we purchased as a primary residence in 1999 and converted to a rental in 2001. We manage it ourselves now that we live in the area (although we’ve used property management when stationed outside the DC area) and have had a good experience with this buy-and-hold rental.
I’m not planning to purchase additional properties in the near term, but would like to continue learning in preparation for expanding our real estate portfolio once I retire from the military in about 5 yrs (probably not in the DC area). I’m hoping BP can connect me with:
- A local expert (attorney, accountant, or financial planner) who could assess our specific situation and options and tax implications of eventually selling the investment townhouse—reconverting it to a primary residence to reset the capital gains exemption, 1031 exchange to the area where we plan to retire, etc.
- A local real estate investment club where I could get involved for the purpose of learning more.

Welcome to BP @Chris Cavanaugh. We have a ton of members here in the DC area. Since you are looking for an accountant...I might suggest contacting @Brandon Hall. He is a CPA that lives in DC. As far as an attorney, it really depends on what you need them for specifically.
