Successes in Private Funding for RE
In the past I founded a company that helped source funds for investors, builders, and developers. Eventually that morphed into full fledged consulting company that served as a bridge between project developer and lender. Both parties spoke different languages- the lender spoke ROI, ROE, WAC, discounted cash value, etc. while the project developer spoke excavation and grading costs, the price to import and compact soil, installation of curb and gutter, etc. They were in the same industry but one spoke English and the other was speaking Spanish. My business eventually managed 25 projects throughout the Mid-Atlantic and Southeastern United States that was worth a retail value of about $180 million.
Now I am a direct private lender funding projects from about $400k-$2 million principally in the Washington DC Metro. I am able to utilize all of my previous skills yet can now directly provide capital and help investors/builders/developers grow their business and increase profitability.
