@Daniel Ryu Thanks for the advice. I'll make sure to try it at the next REIA meeting I go to.

Since wholesaling is pretty much Sales (where instead of selling you're buying) what are the biggest objections homeowners have (apart from price) and how can I counter them.

Anybody ever thought of using their REI money from Wholesaling or Flipping to buy automated Businesses instead of investment properties? I've been researching this for a while and I have found there are businesses out there for sale that already have systems in place and don't require owner's presence. The cash flow is far bigger than anything you'd get from an investment property and it grows on its own.

@Jean Bolger ahahha brilliant. Jokes would be a great way to break the ice but I'm more worried about what they don't say/think and how that'll effect their selling decision. Selling a house is huge, Personally I wouldn't trust it to some teenager. If it was between me and an adult fighting it out for their house, the adult would win every time.

@Justin Fernandez how much would it cost me to go and get an attorney to write up an assignment contract. And would I just need one or do different deal require different contracts.

Can I get any old contract template off the web or would I have to go to my attorney to write me one.

@Marc Freislinger Are there ways I can do a wholesale deal strictly over the phone or email without having to meet the seller?
