@David Dachtera What are some examples of some exit strategies. Are there ways where you can terminate the contract and just hand the owner back the equitable rights like nothing's happened? Like a deadline for example?

@Steve Vaughan only the owner can market the property though. Unless in the contract you put yourself as a co-owner of the property you can't both market it. And them marketing it while you're trying to get a deal would defeat the purpose. Isn't the contract make for you and only you to have it under contract so you could market it to your buyers?

Can you use a contract deadline date as an exit strategy? 

Like a 2 week clause where if you still can't find a buyer by then the contract can be terminated and the seller can get their property back free and clear. 

Is that a thing? 

Sounds like a very good marketing strategy as well. You can give the owners some initiative by saying "Your house sold in two weeks or get 100 dollars"

 I read somewhere that is illegal because buyers are technically not partners since you don't know who they are when you're getting into a deal. Unless you consider like a tight knit group of investors that always buy from you partners. Not sure

I don't know that much about wholesaling, but hearing people talk about it, I've always assumed the point is to put a contract on a property with the intention of selling the contract to someone else within a certain period of time.

I've always assumed there was some contingency to get out of the contract if another buyer isn't found. So you're saying that's not true? And the wholesaler may end up buying the house if a buyer isn't found?

 This is what I thought as well. But apparently not.

Is this ethical or even legal? Will it go under fraud in the inducement? And doesnt this go against the 'complete tranparancy' rule https://www.youtube.com/watch?v=7AhXJ2UKUOo 

Has anyone ever lost a deal by telling the seller they're a wholesaler? 

Do people usually represent themselves as the buyer in a wholesale deal?

Where can I go to find out the price houses in my neighbourhood went for if I wanted to gauge deal based on the area? Will it be online? Do I see a realtor?
