@Edwin Epperson - I am trying to figure out from your original post what your actual goal is in meeting up with actual RE investors who are closing deals. Are you looking to find someone else more experienced than you to lean on/ask questions to/show you the ropes? Are you looking more to wholesale properties, and therefore looking for investors to sell your deals to? Is it something else? 

I am an actual investor closing deals for instance (flipped 12 in 2020, aiming for 20 in 2021, so don't know if you consider me a small guy or a big timer, I guess that depends on your perspective), but I don't know what it is you are searching for in regards to RE investors. 

I can tell you that wholesalers have found me previously though the property appraiser. A newer wholesaler I had never heard of before texted me about a property. He skiptraced me to find my info after finding my LLC that purchased a property back in October. But again, he was a wholesaler so he was looking for investors to sell his deals to.

@Larry Ray- not always. The price might be negotiable, but there is a lot of competition here in the area so it is very likely someone else will be willing to pay the asking price.

Sometimes they also do a closed auction bidding process. For example, Starting/asking price is $150k. Come between 12-1pm Monday and look at the house. Give your bid to your NetWorth contact by 1pm. Highest bidder at 1pm gets the house. The winning bid might be $145k, it might be $150k, or it might be even higher.

Everything is negotiable, it is just a matter of how negotiable it is...

I have bought properties from them before, they are one of the bigger wholesalers in the area. This is pretty standard for a big wholesaler like that, you need to do all your due diligence before you agree to purchase the property. I buy all of my properties this way (I have done 12-15 flips per year and plan to hit 20 in 2021). 

It does require some confidence on your end to know what you are doing, how much things cost, and build in some contingency (the oh %€£ budget) for the unforeseen things that will arise. 

But if you can get your ARV and rehab budget correct, you can determine what you are willing to pay for a property.

@Joshua Adlam- sorry but I am going to have to poke a few holes in your response. Replacing doors and windows typically require a permit which will either have to be obtained by a licensed contractor or the homeowner (if it is an owner occupied property). A handyman can’t pull a permit.

Also, “a contractor isn’t an expert”? I’m sorry, what? A contractor had to spend a gazillion hours preparing to pass state licensed exams, and is held accountable for all of their work as they are LICENSED. A handyman however, can simply be someone who has done these small jobs before. Typically handymen around here hold no license, may or may not carry insurance, and are not held accountable for their work by anyone because they aren’t technically licensed to do any work.

Here in Pinellas, you are supposed to be licensed to paint, install flooring, cabinets, drywall, basically anything besides demo and clean up. Sounds ridiculous I know, but the Pinellas County Contractor Licensing Board has full time people driving around looking for unlicensed handymen doing work such as what I mentioned above.

How do I know? I am an investor who also happens just to be a licensed contractor, who has to clean up the mess of unlicensed handyman “experts” who do it wrong, get paid, and then bounce without coming back to correct what is wrong.

I would be careful recommending just any old Joe Schmoe handyman to your clients for their work.

Hey Alex, I bought a self storage facility as my very first real estate investment six years ago. It was the best investment I have ever made and I would do it over again if I could. It is here locally in the Tampa area as well, so I could share some insights with you as to what I have learned over the years.

@Dan Nedvidek- Investor here who happens to be licensed contractor too. No permit required for cabinets in St Pete or anything else cosmetic on interior. Removing a load bearing wall would require a permit for instance. But not if you are simply doing flooring, paint, cabinets, etc.
