Hey, is there anyone who owns an AirBnb property somewhere in North Carolina? 

Doesn't matter where, I just own a property in the mountains of NC (Franklin) and we are starting to rent it out to friends and family. We really want to get a simple rental agreement together even though it is just friends/family, so I figured someone out there might have a copy of their agreement that I could edit and use for my own.

You would/should do a 1031 to defer the taxes, but instead of buying another property you buy a DST. It qualifies as “like kind”.

Bite the bullet and replace it now. I always have better luck selling houses for top dollar when the biggest ticket item on the house is new/fairly new. Especially if your likely buyer is a young family taking out a conventional or FHA loan.

@Shannon Sullivan - I have a good real estate CPA in Clearwater if you would like his contact info. 

@Daniel A. Abreu - You really need to find someone experienced to pick their brains, learn what they are doing,etc. I still to this day lean on a few much more experienced (and successful) investors than me when I have questions. After awhile you will be able to walk through a house and get a pretty good estimate of rehab costs, etc. You also need a good investment real estate agent on your side so you can make sure you get your ARV pretty close as well, if you can figure out ARV and rehab costs then you can know what the house is worth buying for. There is a lot more I could advise on, might be easier to chat via PM. Feel free to shoot me one, I could help get you started in the right direction.

Hey @William Milligan - when I check the 'Realtor Only' notes on the MLS listing it shows "repaired sinkhole". How do you feel about sinkhole houses? Before I even checked MLS I was going to advise that you need to watch out for sinkholes in that area, it is known for those. Some people aren't scared off by those, some are.

And to answer your question, yes, you would want to walk the property before making an offer if at all possible. If not, make the offer contingent on walking through the house.
