At 22, I would focus on paying off personal debt and getting you w-2 income and savings up. If you can save up to 100-200k, (or have family with that kind of coin), you can really BRRR in your area. I used FHA to buy a duplex, sold it a yr later to make an extra 40k, bought a SFR and owner financed next (10% down cash flowing 400 a month via subject-to), and got to 100k fairly quickly. 1-2 yrs. That initial sacrifice and savings will get your business off to a great start.... Goodluck.

@Michael Zuber Very possible! First Step: Get the EDUCATION, and network. 99/100 people don’t have spending problems, we have income problems. Once my wife and I understood that we both started to find ways to advance and grow our income while maintaining our passions: Healthcare and RE. Within two years we doubles our incomes and started to invest etc. So yes... very possible!

@Abner Gomez Make sure you open up all of your lines of credit before you quit your job. I.e Home Depot, Lowes, Unsecured credit cards. Try to get an extra 50-75k in lines of credit. You should be good to go then.

@Jacob Allweil refinance them individual fannie mae 30 yr’s. Stay away from commercial if you can.

@Joseph Janarski tell them to go “stuff” themselves. I always laugh when lawyer’s send those kind of petty letters over SFR propertie’s. Law School loans need to get paid I guess.
