Help - I have a tenant in a SFR that has a completely new kitchen as if 6 months ago ... cabinets included. They have a young cold and have asked if they can baby proof the cabinets with screw-in latches. Any one have experience with this or have ideas about other options? I feel like I need to let them baby proof but am wary of the damage to the cabinets.

@Hassan DeWitt Hi Hassan - I'm also in Houston and Birmingham. Live in Houston and just purchased another SFR in Spring TX. Like you I'm looking for more cash flow and have been looking at multi family. BUT - I'm finding the competition to be intense and it seems like people are over partying in both markets. Are you serving the same?

Depending on your area and the quality of the house - if you feel like finding a new tenant will be reasonably fast - then do not renew.   There are plenty of good tenants out there looking for quality rentals.

How about you buy a property needing work at a great price, rehab, then have two exit strategies - flip or BRRRR? I'm doing that on my third investment. So I'm not the most experienced on this site- but I know that keeping a down payment buried in a property is not good. So I won't do buy and hold again (my second property was turn key). I just purchased a SF and am doing the rehab now. When it's done I'll put it on the market for rent but ... can change that to flip if it makes more sense once it's done and we have an idea of the ARV.
