Justin - for us, definitely not a sign of anything being worse, showing an occupied property is just new for us. Our area has a booming economy and I filled the last vacancy from a waiting list. I have others waiting for this property as well, this guy had the best income so ran him first.

Nice... keep 'em coming. Our idea of a re-build is to have a house mover put a salvaged house on the site. Conceptual only, haven't done it yet...

Today's upday... Tenant is fine. Cleaner credit than most, income in line for rent, pays his bills.

Call to schedule lease signing...

Wants to see property again next week once tenant has moved their stuff out. Nope, not happening, have people waiting for homes... can't burn another weekend.

Appt for Thursday to show again - bringing deposit with him *grrr*

Our personal home has been on the market for 6 months and has not received a lot of attention. It is currently unoccupied and in turnkey condition. We are using a realtor and I think they have been adequate if not especially dynamic. When the six month contract was up we did talk to a few other realtors but none of them were particularly excited or stronger than our current realtor. By this you may gather that we don't live in a sexy part of town and you would be right. It's just a solid if unexciting middle class neighborhood in one of the better school districts around.

We are not trying to get top dollar, we don't have a big mortgage and there's not risk of foreclosure. It is currently priced at about 10K under the appraisal value and the SF pricing is consistent with the neighborhood. The house has two weaknesses for the local market, it is a two-story and it has no downstairs bedrooms. Sales in the neighborhood overall have been slow.

My question is, to the sellers out there, what can I do, as the seller, besides continuing to lower the price, to generate interest in the property? We may very well lower the price but what else can be done to generate leads?

Justin Case - Yes, we usually have it commercially cleaned first and no, have never asked tenant candidates to remove their shoes, though I usually put a lot of floor mats around.

Looks like we are going to successfully close a deal with tenants in place. One unit has a long term Section 8 tenant. We have never done Section 8 so I am wondering what happens when we acquire the property. Does it trigger a new inspection? Do we have to file something to be on record with Section 8? Any info will help. I have just read the Section 8 Bible and in between laughing out loud, did learn a few things but not this item in particular.
