Tips for Selling Personal Home

Our personal home has been on the market for 6 months and has not received a lot of attention. It is currently unoccupied and in turnkey condition. We are using a realtor and I think they have been adequate if not especially dynamic. When the six month contract was up we did talk to a few other realtors but none of them were particularly excited or stronger than our current realtor. By this you may gather that we don't live in a sexy part of town and you would be right. It's just a solid if unexciting middle class neighborhood in one of the better school districts around.

We are not trying to get top dollar, we don't have a big mortgage and there's not risk of foreclosure. It is currently priced at about 10K under the appraisal value and the SF pricing is consistent with the neighborhood. The house has two weaknesses for the local market, it is a two-story and it has no downstairs bedrooms. Sales in the neighborhood overall have been slow.

My question is, to the sellers out there, what can I do, as the seller, besides continuing to lower the price, to generate interest in the property? We may very well lower the price but what else can be done to generate leads?
