I knew it was too good to be true... "patient" tenant rented an apartment. Tenant candidate # 2 has been staying in contact so here we go on doing another credit check.

On the bright side... starting to look like my next deal is gong to happen. That too has required a lot of patience but will be sooo worth it if it all comes to be. More on that elsewhere.

Very close to getting a deal on a grouping of small multi's, one in an historic district... all with some deferred maintenance. Would love to see your updates on rehabbing this property.

If the OP wants to plan for no vacancy, no repairs and "sweat" lawn care and management... then he's going to love this deal.

My first and instinctive answer was "no" but then, of course, I realized I have done exactly this but like some of the other posters, start the lease with when they are moving stuff and maybe allow a few 'free' days.

Update on my advanced marketing/showing... maybe too advanced *sigh*. Tenants didn't close on the new place until yesterday and haven't moved yet. Meanwhile, back at the ranch, my screened candidate is, fortunately, being very patient and will take his second look on Monday. Because the website works (things I know to be true) I'm now getting random "is is still available?" questions and the answer is, I don't think so but I'm not completely certain. Guess I'm building the waiting list for my next vacancy.

So, out of curiosity... who pays lawn care and utilities? And... you're getting WAY better insurance prices than I am :-).
