We have done this in locations with solid wood stairs... painted the staircase and put down carpeted treads.  It looks very nice and tenants love it.  We're 4 years into the first and it's holding up very well. I can't find a picture, unfortunately.

Local lenders are mostly 15yrs, with a few 20s here and there.  I am unaware of a 30 year commercial note availability.

We don't allow dogs in multi-family units.  It takes us a little longer to rent but we avoid the inevitable issues of tenant/dog conflict, everything from poop to barking to biting.  We do allow dogs without exception in our fenced single-families.  We do allow cats which opens up that much of the tenant pool.

@Tracy Streich - I know.  But you might be shocked and amazed at the number of women who don't feel like they can speak up in a group dominated by men.  I'm not one of them but I know cultural mores exist.

@Account Closed notes above the single most educational thing you can do for free in Oklahoma County is attend eviction court.  It is fascinating, enlightening, and extremely infomative.  Bring a notebook, stay for the hearings, watch and learn.

The market is changing rapidly in Oklahoma City, at the moment we are successfully using Facebook and Zillow (which populates Hot Pads and Trulia), Craigslist used to be primary and now it's of no use whatsoever. It changes constantly so tomorrow may be different.

By all means, work with a bank if you can.  I tend to think of hard money as the last resort.  Why pay the higher interest if you don't need to?
