@Bill B. To be fair, I don't think they want to be the genius, I think they want their 15 minutes of fame whilst filling the never-ending demand for "content" on the various information sites.

In general we pay higher than average insurance premiums due to the wind/hail issues, however, the overall economics work.  Get some Oklahoma estimates for the insurance and use those in your calculations. Average roof life is a very difficult question to answer due to the vagaries of weather. Probably half of our roofs are under 10 years old but a few are 20 or more.

We currently use My Receptionist and it’s working out ok.

We use purchase price, our county typically adjusts when we buy and if we can call it uninhabitable, even better because we have incremental limits on annual tax increases.

I wonder how much declining sales have to do with lack of inventory? Inventory in Oklahoma City remains well under traditional norms, resulting in fewer opportunities to buy.

Virtual assistant is your friend.  Remote services that will answer the phone with a live agent are available for as little as $100/mo, maybe less depending on your needs.  However, if you can't handle your customers in real time, are you sure this is your best plan?

@Sylvia B. Oh, this stuff happens. Just today.  In one morning. Tenant candidate #1 looking at 400 sf studio apartment and has "7 pinball machines that are part of his income." Tell Tenant candidate #2 that they need to bring a pay stub and ID to a showing. "Well, never mind."

@John McGonigal, look at the zoning. You need to be at least R2 which allows for two occupancies on one lot. If the county doesn’t show the conversion you have a can of worms in terms of un-permitted work, I’ve seen the county require the work to be re-done under permit. Good luck.

I fully agree with @Michael Noto on the it’s a non-issue until the application is in your hands. I differ with the group in this respect, if she qualifies on her own, we’d rent to her. He couldn’t be on the lease, we won’t talk to him about maintenance and repairs, etc. She’s the tenant. He would have to clear a separate occupant screening that looked at any criminal history and any issues with not taking care of prior rentals. Boyfriends come and go and that’s ok if we’re not relying on them for rent.
