@Aaron K. The property is listed as owner occupied but I know for certain it is abandoned. I’m worried that guy is dead and in that case I’m not sure what to do. I’ll keep looking on other sites to try to find the 2nd half of the number. Thanks for the input.

Hey BP,

I'm in the process of tracking down the contact information of an owner of a vacant house down the street from me. I've already been on the county assessors website and pulled the name of the owner, however I am having a hard time finding a phone number or if the person is even still alive for that matter. I've tried to run the name through the white pages and similar websites but the information is blurred out and the website is requiring I purchase a subscription to view the information. I am cautious to purchase one because I am unsure of the accuracy.

Does anyone have any suggestions on another resource I should try or should I just bite the bullet and purchase a subscription?

I'm from Texas but I spend my summers in Alaska and I have always been very interested in the real estate investment market up there. I know the prices are higher and you would experience more vacancy compared to the lower 48 but I don't think it would be the worst place to get started. I've also noticed that there are a lot of small multi families that would be great for a first investment. I realize barrow is very isolated but did you try looking around in one of the more populated areas of AK before looking out of state?

I have a deal that in looking at, but with my age and short credit history, it would be impossible to get any type of traditional financing from a bank. Does anyone have any recommendations for private or hard money lenders that will loan solely based on the asset itself? Any help would be greatly appreciated.

Why do you not include your monthly mortgage when subtracting  operating expenses from your Net income. Seems to me this could lead to some misleading numbers when evaluating properties. If anyone could clear this up for me, it would be greatly appreciated.

Is it as big of a pain for property management companies to evict tenants as it is for the self managing Investor? Or do they have different systems in place that make the process more efficient?
