I've always thought that being a real estate agent would be a great way to understand the industry more and get your feet wet in the investing world by helping others purchase rental properties. This would help you gain knowledge of the working of a deal so by the time you are ready to invest, you won't be totally in the dark. I know it's not a necessity to be a real estate agent in order to invest but I was wondering if it would be worth my time and effort to go ahead go for it. I am currently a student who is lacking the capital to invest so it seems like the perfect move not only to learn but possibly earn a little extra money.

As I have been getting more interested in real estate investment, I have found out that financing is one of the most important parts of the deal. However I feel like I don't have a complete understanding of all the financing options out there. Can anyone provide me a quick run down of all the different ways you can finance a deal? From the most basic to the most complicated. Or just point me to a prior forum or blog post.

Thank you for the response Josh Stack. That's the same idea I had but I had never heard it explained so in depth. I'll start seeing what I can find.

I see properties everyday that peak my interests, however in most cases I can't just knock on the front door and talk to the owner. Where do you start to begin the search for the owner of a certain property?
