Tenant moved out Sep 30, with 5 months remaining on lease.  He didn't pay Oct rent. I don't have a new renter lined up yet.  His SD will cover Oct rent (and damages) and partial coverage for Nov if I don't have a new renter.

I have to do a SD accounting within 21 days.  So wondering if I can withhold the balance of the SD until a new tenant is placed? I would note on the letter "subject to recalculation once the property is rented."

M2M agreements for me from now on.

I just had a tent tell me the October rent would be short $75 because of a hospital emergency.  She asked if she could make a partial payment.  I told her I didn't accept partial payments and I would expect payment on the 4th (3-day grace period).  If no rent on the 4th then she would get a PQ notice.  Two minutes after that text she replied that she had the full rent. I'm very friendly with this tenant, but I'm not chasing my money.

Be prepared with a 3-day pay or quit on Friday.

Oh, I thought you had to be a realtor to use the forms, but I see you don't have to be.  I use my own lease that I hijacked from my ex-property manager.  I added some of my own wording when I got new tenants.  I may look into getting the CAR lease if its a reusable PDF and then add addenda as needed.  You can deduct the CAR lease from your income taxes.  I will send you a PM

Guilty of two felony convictions doesn't happen overnight. My guess is that it would take at least six months for a trial date. I'd say she's had plenty of time to figure something out. 

3-day PQ -- the county social worker can help her with a plan if she is eligible.

Nope and don't accept the SD in installments either.

I will only do m2m now.  I had two disaster tenants on y2y and that taught me a lesson.  On m2m uncooperative tenants will get the gate.
