M2M or Y2Y lease, pros / cons

Hi BPers,

Wanting to start a discussion of the the pros / cons of using of M2M vs. Y2Y lease? If you have a good screening process in place, a Y2Y lease should work, but I hear some PM / property owners are using a M2M lease exclusively. Any thoughts on the how one benefits more than the other?

I do a m2m exclusively. It is just what I have been learning from successful people in my area. I am not likely to pay the legal fees to chase down missing rents, I have the ability to easily raise rents if costs are increased, I can ask someone to leave easier if there is great disturbance to other tenants or the building.

I guess I gain freedom at the expensive of security.
