I kinda handsy too and I've thought about birthday greetings too.  It all fun and giggles until you go to eviction court.  

BK is not necessarily a non-starter, but I would question that if she makes 3x rent why she could not pay her debts.  And this BK is still fresh.  Other than the BK what has been her rental history?  If you are feeling iffy, then pass.  Set rental criteria; no BK in the past x years.

Owner.  However, I do understand the extra cushion as self-representing as as the PM too.  I have a small number of tenants and it's been working for me.

Nothing you can do.  It's up to the tenant's to work out.  If the non-payer doesn't want to voluntary leave then that's it.  The Payer can take her to small claims once they move out.
