Lawyer time.

I have a multi and pay $50 per month. A tenant reported roaches. Pest guy didn't spray, because the roaches will just hide in the walls or go next door. 

He said putting down bait traps is best because roaches take the bait back to their colony.

When is his lease over? Are you able to call the cops?

I had the same idea. I wanted to keep "guests" from moving in. fYou may be able to find a third-party company to sub-meter the water.  Check with other LLs in your area or call the water company.

I'd like a copy. I bought a ledger from Staples and it's just not working for me.

If you belong to USAA you can do background checks through them for about $15. 

Find a good lease and cobble it to your specific property -- decide if you want m2m or year leases

Find a good rental application

It's the end of August and you haven't sent a 3-day pay or quit yet?

I have one Spanish speaking couple and for me, so far so good. When the lease was signed the female brought her dad to translate the lease. I had given them a draft lease about a week prior to the actual lease signing. The dad signed the lease as translator as well.

Does anyone in your complex speak fluent English? I'm thinking you could offer that person a rent incentive to be an on-site manager? Or you could hire a virtual assistant.

PS: we are a military family too
