I haven't heard from my attorney yet.  Signed a stipulation with tennant in UD court that rent was due at 5pm today.

What happens now? Is the deal off? Immediate possession?

You have to determine the risk you want to take. Personally, I don't think it's a bad idea. I'm told that strippers in CA have to be background checked and vetted. I have several family members who under report their income - hair stylist, cab driver, etc. so that is not uncommon when your income is a cash transaction. Thinking out loud: you could offer that rent be paid bi-weekly? Now, I'm gonna find out where strip clubs are in my area and pass out my CL rental ad.

Jeff Rabinowitz my friend said her company won't rent to anyone in the legal field, cops or doctors. I just evicted a lawyer on Monday and she is a freakin' nutter!

I have a list of interview questions you can ask. 

When you find a company to interview ask to see the lease they will use before the appointment. 

My property is also in a C neighborhood.

I renovated the interior to a B, and my rent is $200 above market.

When I opened for business, I offered half-off 1st month's rent as incentive.

Prospects must have 2.5x gross, 620 FICO, I may budge on the figure sometimes, no evictions, no eviction filings, LL references.  If I take a chance on anyone (excluding evictions), then I ask for the max security deposit by statute.

I wouldn't do it.  Just pre-screen as you get applicants before you invite them to a showing.

Pass. 

Don't be swayed by a sob story and ALL deadbeat tenants have one. He is a bad risk.  If he finds another hot babe, paying rent will not be his priority and you will end up on his creditor list.
