How long had the (squatter) sister been staying there before you realized it?

I would have legally kicked their asses to the curb.  I don't negotiate with terrorists.  The nerve of that heffa to call the cops!  

Why didn't the police cite them for trespassing?

 What is the rent status?  Has she paid July and August?  What are your chances of collecting rents and your legal fees? 

 Nope, July & August not paid.  Don't know about collecting past rent and legal fees.  Tenant is an attorney and "works" from home (my apartment).  Its just beyond why as attorney, she would f*** up her credit and future rental prospects.  It's hard to figure out if she's just stupid or pretending to be stupid.

She (tenant) filed answer on 8/9 with court. I contacted my attorney for an update last week and he hadn't received a copy of the answer. He said she is supposed to mail a copy to him. Doubtful that she will mail a copy and if she does it will be the day before the court date. 

We go to eviction court on 8/29.

 I use AOA and in addition to the letter score there are credit scores from Experian and Transunion.  I get the top of line report

 You can word your ad to say "military friendly" or "DoD friendly" landlord -- maybe not that blatant because you don't want a prospect crying to the Fair Housing Admin. My properties are fairly close to several military bases and I've been thinking of putting flyers on cars near the base.  Most bases also have a spouse Facebook pages too for rentals and yardsales, so check into that.  Two that I can think of are "white walls real estate"and "oh the places we lived". Good luck!

I'm having a bad time with my tenants on yearly leases.  Going forward I will only offer m2m. I think if you give the garage to another unit that may create bad blood between the tenants, so be prepared for that.

I don't think you can kick the tenants out since they have a year lease unless they are in breach.
