Can you advertise an apartment and boldly state that you will not accept anyone who has never rented before?  I don't want it to be construed as age discrimination.

We look for:

1. 3x the rent in income (we are considering going to 4x)

2. Good Rental History (with a landlord that we can verify is a landlord and not a relative)

3. Non-Smoker - (no exceptions here)

4. A limited criminal background - (we need to know what the crime was and when it happened)

5. A filled out application for everyone that is wanting to live there - (no exceptions here either)

If there is no rental history, we will ask for 1.5 times the deposit and a co-signer.  These five things typically result in me showing my properties to a person that I am most likely wanting to rent to.
