It would be interesting to learn what sort of factors these companies are considering in their due diligence process. I am sure they have an army of analysts digging through data in order to identify suitable markets - capacities and resources not available to the "normal" investor.

So, it sounds like there are way more cost effective solutions out there (i.e. Termadore,
Borate, Sentricon) coupled with annual termite inspections, which would negate the need for a termite bond.

There is a lot of talk about figuring out where Whole Foods, Trader Joe's, Starbucks, etc are opening up new locations, which would give an indication about up-and-coming neighborhoods.

1. Based on your experience, how accurate is this theory?
2. Is that information publicly available? Is there a source that compiles this data?


I am curious what you all think.

What is the bait system? I have never heard of it? Is that different to a termite bond?

I am in the process of acquiring a MFH in Alabama. The home was built early 1900s. As it relates to termite inspection/prevention, would it make sense to purchase a termite bond. The cost for it seems pretty high and I am wondering if it is worth it. The one-time set up fee is about $1000, with annual premiums of $170. The premiums do not cover any termite damage.

Alternatively, couldn't I just conduct an annual termite inspection and then treat it if necessary? Wouldn't take come out cheaper at the end with the same results as opposed to a termite bond?

Appreciate any thoughts or advice.

I hope this is not too nerdy of a question, but i am wondering if the costs for the conference incl travel/hotel are tax deductible?! This, of course, shouldnt be the deciding factor but just a little side comment/question.
