You are coming into a tougher rental period but i think your mindset on triggers to stay competitive will help. Remember concessions are sometimes key.

Are you using property management? Would you be willing to use PM to at least help fill the unit?

FHA and other first time home buyers programs would probably be your best bet for loan options. Popular route to get started is the 5% Home Possible first then 3.5% on your second. These programs are great to get started for A LOT of new home buyers with diverse personal criteria

Do you currently have a full time job and some form of reserves? Hows your credit?

Plus you can always network and form a partnership with someone who has the variables you need. :)

I foresee a a lot of flack during the conversation to get rid of the dog.

Either way i'd say honestly communicate the situation to your tenant high level, if and then proceed to 30 day notice then go from there.
