Sorry mate. Damage deposit to mitigate, most costs out of turnover reserves.

I'd say self manage to learn the in's and outs.

Shop your PM's continuously.. bookmark and build relationships to use down the line as you plan on scaling out.

Beauty is you will know what to look for when you eventually hire out..........you've done it yourself

Devils Advocate comment:

How much time are you willing to allot to self manage and are you willing to handle the waves that come with it?

Hey @Joe Szymczak II I am in a similar market as yourself.

I would stray away from the absolute concentration of "buying low" and move towards the idea of buying if it "makes sense" for the long haul.

I know this old post is bumped up, but let me know if you ever get a meetup or have a meetup going up there. Definitely would advocate for it!

I was pretty much the same situation as you are in, except i did not think quick enough about the additional pre-close negotiations mentioned above.

In my case time after closing i dove in to set expectations and address/remediate all concerns from the previous landlord, and since then i haven't had any troubles.

Thank you for the post!

Tim Swierczek Jordan Moorhead Thank you Tim, I will definitely reach out. Looking to learn from as much professionals as I can. Todd Dexheimer Thank you Todd, I will definitely keep that in mind. I have been tweaking the MN standard lease to fit some of this criteria for the past few days, while beginning my marketing to see if I can get applicants. Hoping to tread carefully!
