Minneapolis-St.Paul. $200k even will not go any further than a C class low B(is this stretching?) duplex. B SFR? Haven't seen any properties that aren't gut worthy, that are more than 2 units at that price.

Any other Minneapolis-St.Paul investors want to input?

I would say keep everything organized to quick Access! I have all leases on paper and electronically. Accounting and management docs electronically. Vendor docs electronically

I rely on iCloud and iScanner heavily. I like how i can reference my lease or any other docs from my phone

Yea, only difference between my SFR and Duplex is lawn/snow maintenance. Everything else is fairly linear with me paying only water/sewage/garbage.

Excuse me if i'm wrong, did you mean to assume no down payment, closing, repair costs, and also ARV equivalent to purchase?

Unless this is just a template for posters to put in their own assumptions?
