@Walid M. agreed on all points, and also have been hearing good things about Denver's industrial market. I work the industrial market to your north.

Yea bad faith. Unless sep agreement established, usually LL will cover fee's.

Agreed with all of the above, definitely opportunities in North Minneapolis but pick your pockets. It's amazing how neighborhoods change by the blocks(or block) and how that affects tenant demographics demanding your property. I do not for see any outstanding appreciation anytime soon.

I work primarily with Industrial and Office in MSP Market. Good demand factors for industrial pushing pre-covid into current environment. Being in the midwest this may relate, we are still seeing high asks, low vacancy, long terms. Big, medium, small players still looking for excess room. E-Commerce definitely helps while riding the coat tails of Amazon.
