Commercial warehouse lease. Tenant paid fee or broker.

Hi, I recently leased some warehouse space using the broker I have always used. I have always paid him approx 5%. This time the tenant actually paid 5% to his broker and my broker got a portion of that. I think it was 1.25%. My broker said that I owe him the 5% and said he didn't get anything from the other broker. I called the tenants broker and he said my broker got his share and I should not pay him anything. My broker also said that the tenant pays 5% to his broker and the landlord pays 5% to his broker for a total of 10%. Does this sound right?
