I got into RE by saving the money and buying an REO off the MLS. If I could do it again, I would buy a preforeclosure either with private/hard money or subject to and refi it later. 3.5% down payments are only for owner occupied properties. Your job is the thing that will make it hard for you to qualify.

Are you looking for the rules for the whole program or just for inspections? If it's for inspections, they can give you a blank checklist.

First, I said if "'someone' is mad for searching" in my post not you are mad. I was speaking in general. Feeling guilty? Just as you are posting right now to all the comments, you could have posted questions instead of sulking. I have emailed and sent collegue requests to people before and didn't receive a response. So what. Big deal. People are busy. I just posted the questions in the forums. My advice to you is to start posting because we can all see that you are capable of typing and sentences together. You exceeded your previous total number of posts in less than one day. BTW you must have known that you was going to get alot of grief from this post. Send me an email if you have any investing questions and I'll try my best to answer. I'm a newbie also.

I have to disagree. BP has helped me alot. Some people post questions that have been answered in 100 other posts. Most of the time when that happenes, the commenters will post links. When I first joined, I seached through the forum topics to find answers to my questions. There are also blogs and articles to search through. I have even posted questions and many investors have commented and gave me insight. I thank BP because I feel that I am a better investor. If someone is mad because they have to do a little searching, than how can they expect to succeed in RE. The RE deals are not just handed to you; work is involved.

I was looking on their website last night. It shows their past loans and on some it looks like they loaned 100% depending on the profit margin.

Some people are naturally unhappy and you can't please them no matter what you do. Don't bend over backwards for one new tenant.

I don't think you need those programs. Biggerpockets is full of free information about wholesaling and many types of investing. Save your money on the deals and marketing. Vistaprint is good for business cards and word press for a website. However, if you feel that you should pay for information, you could always upgrade to a pro account on Biggerpockets.
