It's hard finding numbers online because most are unlisted, on a do not call list, change their number too frequently, or have cell phones. I try yellowpages.com for free. Your best bet is the mail.

As part of the application process, I have them sign an Authorization to Release Information. Tends to scare off the undesirables.

They're crazy for signing that form. I'm not an undesirable and I wouldn't give a landlord that kind of freedom with my personal information. I guess I wouldn't get picked to rent one of your houses.

Yes, it was a lot of equity. Elderly lady moved from NC to GA. Husband was a college professor that got alzheimer's. She kicked her tenants out from not paying rent. So 2 mortgages, sick husband, income decreased, and the bank was calling her everyday. We actually stayed on the phone for about 20 mins. She was ready to let it go. No strings attached.

What price range are you looking in? Would you be interested in my area? I come across a few deals, but have to pass on it because I don't have any buyers. For example, $5-6000 note and house is worth $65,000. Or $10,000 note with a $90,000 house. This one was a bad loss for me- landlord owed $45,000 and the house was worth $130,000. (pre-foreclosure). Again no buyers.

The advantage of a hard money loan is that if the deal is really good, you will have less out of pocket expenses than a conventional loan. Talk to some banks before you buy and make sure you can refi the property. Otherwise it sounds good to me.

Congrats. Thank you for helping new investors like me.

Most leases state that when the lease ends and the tenant remains in the property, the new lease is month to month. The only problem is that the lease might not say how much the month to month rent is. If not, than anyone can argue that the rent is the same. You can charge what ever you want. They can cash the check because the lease is month to month. With month to month, you can increase the rent anytime you want with proper notification. Options: give him a letter stating when the increase will be effective, accept the $675, or tell him to get out.

I was a junior in high school in Louisiana. I was sitting in history class and my teacher turned on the TV. Some of the other students had already checked out of school. They had relatives in NY. I had signed up for the army and thought the war would be over by the time I left in 2003. Wrong!
